Also, they often don't do city/county/utility searches for unrecorded liens, which can be 10's of $1,000's, and they will be exempted (exceptions) in title policy, and not covered.

Are you aware that the city claims department in the basement of city hall has an unwritten policy to deny all claims ( much like a for profit insurance company) initially, hoping that there are very few people like me that will battle for what they are entitled.

I closed on a Fannie Mae property in May 2014 and today I received the title policy and recorded deed, both are photocopies.I thought I was supposed to get originals?
