And you don't know their financial capabilities or how vindictive they can be, so they might just decide to have you in a court room for the next several years.

Attend to all deferred maintenance and make sure the units are capable of generating market rent.

We have Menards and HD as the main players. 

Having the capability to sell a few off as needed could be convenient.
