This is a general perspective but the market with Millennials shows that 6 out of 10 would prefer renting.

Hello again BP,I'm seeking some advice or perspective on various jobs in the real estate world.  

That is one of the main reasons I put the post up to see what peoples' different perspectives on the scenarios.

There are many factors for this insight to not be accurate, but I thought I would give you my (limited) perspective based on my limited knowledge and experience.

That's a great perspective and viewpoint to take.

Depends on your goals, really.Miami can be spectacular from an appreciation perspective.  

If the investor that puts up the bulk of the money can find other team members capable of executing better than you then you provide ZERO value from this perspective.  

I find his perspective to be very practical and it has encouraged me to look to invest in my first rental property out-of-state, but I need to find the right people to make my first RE venture a success.
