I'd buy it except it's right across the street from that bar and there's way, WAY too much sketchy traffic hanging out there at night and weekends.

It is not reasonable to allow them to park in a place that creates a hazard for other traffic.

Over time it will be well-organized and it will have everything you need.  

I'd focus on building relationships and joining organizations in your area because investors typically want off market deals that cash flow - and the more people you know, the more likely you'll have access to that. 

Our traffic gets worse every day so making the North /South decision is an important one.

I see it in commercial applications, even in retail stores with high traffic.
