What I would recommend is to utilize an online application or paper application so that the tenant doesn't have to pay an application fee just to submit the application to you.  

VRBO/AirBNB is the short term rental game and I wasn't keen on doing this because SLC to me doesn't seem to be a hot short term rental market.

My current game plan is to look heavily into Dallas, San Antonio, and Austin (may be priced out of Austin).
