The cost of all the vendors to process a loan: credit, audit, LOS, tax, Underwriting, processing, verifying every piece of paper is a range of $9000- $11000 per loan. 

Continuing with the eviction process, even if the tenant decides to leave, ensures they don't repeat their behavior with other landlords.I'd love to hear from fellow investors about your experiences with difficult tenants.

They are more than qualified, just don't want to go through the vetting process.

One investor stated that he had a small fire in one of his rentals and new tenants were supposed to move in the next day. 

Since this will be my first time buying out of state, does anyone have any advice or experience with this process?

Ideally we would like to avoid paying someone's mortgage, but is investing while renting in our current location a wise move? 

However, My previous tenants lease expired as I was going through that process and I decided to pause the refi which would have more than doubled my monthly payment and reduced cash flow to around $300.

I'm specifically interested in learning how to land a pre-foreclosure deal, but I think I need a structured system for educating myself and have a teacher/mentor for support and to hold me accountable during the process.
