More looking into duplexes up to four-plexes and the sort, the information I've understood on commercial can be a little less predictable

I was thinking about offering 12% interest only payments on a 12 month term as I am using the brrrr method and will refi out to pay off the loan. 1 member asked me about some sort of collateral like name on the title which i said i didnt want to do, but it made me think what about some sort of lein on the property during the loan?

Seller says he is motivated but wants cash but he doesn’t want to lease option it due to problems down that road he said.

@Jason BakerI am not sure on the condo conversions, but I would be interested to hear some feedback from people who have done it.In my experience the city inspection is very mild and a basic necessities sort of thing. 

The many added bonuses of course include that you'll avoid all kinds of tenant-related problems in the room and be able to address all sorts of suspicions, so your notice should read, "under 24-hour surveillance for your protection."

For me, the smartest investment as a military member (I wish I would have known years ago when I joined) is to buy a plex of sorts with your VA loan and house hack the heck out of it!
