I saw very very little damp carpet on one corner of base plate and nothing else.

Property 2: 2 bed 1 bath condo - Closed Dec 9th 2020.Purchase price: $169K ; 25% down Repair: $7K (no repair as such but went towards upgrading the house with new granite countertop, backsplash tiles, new bathrooms, carpet, etc)Rent: $1600-$1650 (finalizing the tenant and with lease start date Feb 1st). 

If you have carpet, it will dampen the noise (or area rugs). 

The house will need one new electrical panel, a tub surround, carpets, and paint.

Carpet replacement would be my next step I guess.

We change carpet floor for laminate planks, moved the washer/dryer close to bathroom and created mudroom space.

We get all our carpet from sloans.

If there are lease violations going on (not sure if the messiness is bad enough to rise to the level of a lease violation or not), then address those issues with the tenants separately. 

Needs maybe an hour per unit in touching up paint and cleaning carpets.  

Allow them to take away everything, they must take everything and not put in the dumpster, they will try and take the decent furniture first but have them take all the filth first directly to the dump, they can sell the rest, maybe even allow garage sale on that long driveway. 5. now you got the smelly stuff out pay them $200 to scrub every surface to your satisfaction, and put carpet or whatever remains in the dumpster.
