I think you were being way too nice prorating their rent when u had a working furnace..... unless the furnace is some kind of a safety or health hazard....... you shouldn’t have to replace it, and I agree with Brian Larson, if they are misusing property because they don’t like the furnace, I would make them pay for repairs......or evict them.
