As long as you maintain 100 percent ownership by disregarded entities all the way up the chain it's all transparent / disregarded for Federal income tax purposes.

I got an approval letter from my local (national chain) bank and looking over the transfer/closing costs, they seem high to me with $15,800 down it's another $11,000 in charges and fees - so $26k out of pocket on an $79k house.

If it's a large national fitness chain they usually DIVE DEEP on a developer to make sure they can perform on time and do what they say they can do.If the chain makes announcements for opening dates and expansion plans etc. and developer has problems it can look bad on their brand to the consumers.

Each place needs HOI as well, but you need to figure out which part of the loan amount each property represents.I made some nice money on the deal as the portfolio was worth about 2 million, but it took 60 days to close and I had three or four email chains going with various people like property managers, insurance agents and title.Just make sure you are not selling any of the properties.
