For my student housing units everything is September 1st lease, and I ask for notice in February/March if they plan on re-upping or leaving.

I purchased in December, lease expired March.

I have an opportunity to purchase a vacant land property that was owned by 3 brothers as joint tenants (no right of survivorship)  I'll call them A, B, and C. 

The one thing I like about our duplex is the front house has an entrance from street A and there is a fence in between and the back unit faces street B and has a separate entrance from that street.

Rip that band-aid off, as Nathan said, do it all at once.   

This has happened in the class A, the class B and The Class C markets.

They may very likely hit your target pricing by March or April.Did you go in to this with any secondary exit strategies?
