I have 29 properties and use turbo tax to do my taxes.

I've only dealt with residential at this point but am looking into self storage and on my search for commercial I stumbled upon a car dealership property where the owner is moving out of state and motivated to sell the property.

I am wanting to purchase properties to flip at foreclosure auctions in my area.

Does anyone have any experience purchasing tax delinquent properties?

The seller, who inherited the property, was motivated to sell and move on.

For auction properties, I'm assuming once I purchase a property I can draft and record the deed of trust following recordation of the conveyance?

I am trying to finance my repair and renovation for a duplex investment of 2500 sq ft property that I recently purchased.

I am quickly learning that many banks do not give HELOCs to rental properties.

Your going to need to show proof of rent payments and/or short term rental income.If your buying a primary 2nd home and intending to use it as an investment property I would strongly refrain from that activity; especially if your posting about it in a public forum ;).Best of luck.
