Don't think the best of people instead THINK THE WORST.Then when the best happens you are surprised and if the worst happens you PLANNED ON IT.This is a much better approach to me than giving a benefit of the doubt and then being used and abused over and over.I tell my tenants and they know I will file dispossessory and then have the writ.If at anytime they lie or do not pay as agreed with the workout plan I will throw them out.They act differently when faced with tough choices.

Don't know about you guys but......I find myself to be in the middle of what Mike does and the rest.I hire work out, but find that learning to do my own repairs has been one of the best decisions i've made in investing.Atleast for someone who is starting out in investing.
