What does the bigger pockets forum think the best investment in for learning.
I would love to get a discussion going on what the bigger pockets forum feels is the best learning experience on an investment. A wholesale, buy and hold single family, buy and hold multi family, Commercial, rehab and flip. If you could add reasons why that would be great.

I don't know that there is a single best answer to this. My 2 cents as both a contractor and investor who both owns rentals and flips is this: You will learn the most doing rehab/flips. Buying smart (cheap) is crucial to any strategy but with rehabs you get a good idea of what it costs to do many different trades such as flooring, tile, paint, cabinets, and on and on. You also deal with selling the property as well on the back end which gives you the experience of marketing your property and dealing with buyers and the other related costs in that area.
To me it's the most involved process because of what you are physically doing the property. Many wholesalers have no idea what they are doing because they are newbies or are simply looking to maximize their profit so they understate repairs and overstate values in many instances. Buy and hold focuses on different facets and typically isn't as intensive as a rehab, although repositioning apartments is not that far off.
