I'd assume this is pretty solid if you are willing to purchase the business and property all in one transaction. (2) the length of the initial lease is very important. 10 - 20 years is a very large range.

So far my 2-bedroom listings have generated a ton of bookings but I'm starting to consider STR for my larger properties and I dont think I'll have the same demand on 3 bedroom or larger properties so it would seem to be far more effective to rent out by the room.

I normally would not use them but my HELOC is at a bank that does not have a branch in my state and I would have to go to a branch in person to initiate the wire due to the amount.
