I am new to the Real Estate business, in fact it's still just dream that I hope to make reality in the near future.

I would like to put together a monthly lunch meetup somewhere to have a deal makers exchange.  

That will ultimately be a deal-maker/breaker for me.

Indoor AC/outdoor, 15,950 SF, 122 units, 60 parking spots, 96% average occupancy, fenced with 24/7 security, 35 yrs left in land lease.

This is a money-maker about 90% of the time.

Carpet and padding definitely are NEVER covered by the maker for steps due to the fact that you only step in the center of a step and it takes too much abuse BUT it's cheaper to replace.

:sigh: I'm not saying that $500 is the appropriate answer, but that it's a possible deal maker. 

I am following this discussion because I seen so many probates make real opportunities for the non-litigants.

Whatever it is, you are the problem solver, you are the deal maker.

Heating costs go up in winter, as does electric due to the reduced natural light and people being indoors more.
