If you give your tenants more than the 30 day notice required by most leases, than they may find another place to live sooner, and you would just be letting them out of their lease early with no penalties (assuming it is not a month to month lease, which which does not really have a term).  

I am a plumber by trade and I am going to replace my present income in two to three years with if not sooner real estate.

I wish I read this sooner.

But I am a debt pay down guy:) I have preferred (until recently) to eliminate debt quicker, so that I can have financial freedom sooner, than the quick cash flow and reinvest.

Upside is that I could move forward with my goal sooner (3-6 mo), then purchase our own home following the flip. 2) Purchase an inhabitable property as our first flip and live in it while rehabbing.

And the restrictions (and I'm only talking about the ones that are well understood and obvious, and not the vague/unclear ones) are so onerous, that they have made them unworkable for other portals. 

There are numerous apartments, a Marriott hotel, dog friendly parks, walking paths, fountains and small "lake", entertainment venues, night clubs, retail, boutiques, yoga, gyms, restaurants and personal care beauty services minutes away, There are many corporate HQ's within a few minutes drive, plus it is on the tollway and 5 minutes from 121.

Sooner or later something has to give.

I have a few deals in the pipeline and one came back sooner than expected.  

Hopefully I get to that point sooner than later
