On my spreadsheets I’ve always deducted 8% (sell costs)  from the actual equity on my properties but I haven’t thought about all the grainy details until now!

Guess what since previous weak tenant was market rent you are losing your ***.I look at high cap stuff when it's few years left ( blend and extend ) or it can be weaker tenant at higher cap rate like 10 cap BUT I want them paying about half the going market rent for the building size or less in that market.

And for my wife who is our listing agent and actually has to build the pre sales for these  buyers..

But, I guess every market is different. 

Anyone have thoughts on how to get not just interest, but actual APPLICATIONS?

@Julie McCoy, @Lucas CarlI've actually been leaning towards the Smokes just because it's only 3-4 hours away from me. 

I'm guessing as soon as I take possession, I should switch over the power and water. 

The others are actually trying to move in that direction...
