I'm halfway through The Book on Rental Property Investing: How to Create Wealth and Passive Income Through Smart Buy & Hold Real Estate Investing and I am loving it!  

As far as other maintenance expenses, as a landlord you're typically expected to fix whatever breaks on the property (e.g. sliding glass doors, screens, ceiling fans, light switches, faucets, leaky plumbing, garbage disposal rusts out, leaky toilet, garage door doesn't open, electrical issues, etc.)

Not just a few appliances, but a full kitchen with plates and glasses.

It is in a sparsely populated area, but it’s halfway between a city of 300,000 and a popular resort region (think boating).I’m considering converting the warehouses to self storage units as a strategy and want to evaluate my market and this deal.I’d love feedback about what data I need to determine the cap ex costs, market considerations and pitfalls to avoid.Thanks!

One was half way through their 3rd year and the other was most of the way through their 2nd year.  

One is like an inline flat front store with glass front, The larger one has more curb appeal, its not an anchor but it just has columns on entrance and you just looks nicer.... should i even be thinking about that?

@Jay Hinrichs Im half way there with my garden, and about to get the chickens ( seriously I am )but the gloom and doom folks.

Since doing that I joined up with my partner that I met from a local REIA group, took our ideas half way across the country to his old home town and started fresh.

FYI, 95110 zip code has a lot of halfway houses.
