So probably worth starting another one up and it'll grow- @Brendan Martin- keep me posted and I can get word out to flippers in town I know...I'd say as an investor/realtor....don't waste your time sending a generic letter...I would say I get several letters/emails literally weekly that are very similar and I don't know how to weed the non serious investors out- so I just rip em up/delete them.The only thing I take serious is a call with a specific house...And its ok to text/leave messages...."

Ideally they also have had their “rent” supplemented by the other unit tenant.  

I landed a job as a supply chain manager and after a year I left to be a Chemist for a large generics pharmaceutical giant.

Which is why it's so hard to give generic one-size-fits-all answers to questions like yours!

I currently have a 9-5 job as a Software Developer and I was just looking for a new hobby that may also bring in some supplemental income.

The main estimator is for someone who is looking at generic areas not specific properties.

I'll "burn the boat" once I'm able to supplement my salary for sure though!
