If the upstair tenant is in volition of the lease you could hold them somewhat more accountable to their children during those hours.I agree kids are kids and thick carpets or rugs may be your best response.

High interest rates make the costs of the construction loans very high (~10% at a bank) and with mortgage rates so high, there is little buyers out there which could lead to long holding times.

also given a flip interest is 11% and dscr rental investment is 8-9% it's almost doesn't make sense to hold property for too long.This question is for lender.

it’s all cosmetic. sink basket is sorta leaking, the puddy isn’t holding well. gonna change out the sink basket instead of replacing sink, nothing is wrong with the sink entirely.
