If they won’t do that I let them know they may be subject to additional costs for collections, and that will hurt their future prospects for rentals as well as other credit based opportunities.

Hey Brad I see you're from Upland, is good to see locals posting on BP.I'm from Fontana and also learning as much as possible, you're right Bigger pockets is full of good information, lots of inspiring success stories.I'm working towards my goal of getting into RE investing, I currently own one rental house in Rialto, which was my personal residence and just rented it out when we purchased our current house in Fontana so I'm an accidental landlord but I'm now getting more serious about investing.Congrats on taking action on your first marketing campaign, I hope is a success and you get a lot of good deals and may be in the future when I'm ready I can be on your buyer's preferred list... lol!

If an agent puts out tons of really low ball offers that are not even in the realm of possibility then they will likely get blacklisted by other brokerage firms in the future as working with flakes for buyers.I had a guy the other day in California with 25 million cash.
