@Chris MooneyHey Chris I'm a GC located in Northern NJ and I work the lower Hudson Valley area i.e Tuxedo, Sloatsburg and I have been getting large uptick of clients wanting projects done further up north in the valley and they can find available companies to execute the work.

Make sure you have the seller execute a lease for the period of the rent-back and have the seller put a deposit into escrow. 

I highly recommend you take action massive action and execute on your goals.

We executed the plan as expected because we underwrote it conservatively, had the necessary reserves & leveraged great long term debt that didn't not come with a high prepayment penalty.

The order shall constitute a judgment and may be filed and execution had thereon in the same manner from any court of record.

The deal as a whole and the plan/execution - what am I missing?

- I like the Brrrr strategy but have trouble finding homes to execute this on...maybe this is a work ethic problem but I am interested to hear where people are finding these homes?

Secondly, this took way more time than expected and gave me a serious appreciation for all the trades in construction, because none is easy and most take a serious amount of skill to execute.

After reading through a variety of resources on similar scenarios I am left with questions about how to construct a viable strategy and where to find an experienced agent who can execute the this kind of transaction.
