There simply are no free rides and no such thing in real terms as a no cash required deal to start,.........except finding a partner with cash but you need skills and experience to bring to the table.

And I might add that the tenants that I did select  are exceptional tenants. 

I mostly purchased properties that had an opportunity for forced appreciation (one exception and it was priced a little below market at a time that I had no time for a rehab and desired a near zero effort property).So if RE is your chosen path then run it like a business. 

I say that because I'm not seeing many other Mobile/Manufactured Home Contractors on this platform except for me and that's how most contractors refer to them when they're really run down.Another thing that rubs me the wrong way is the dirt road.

Those are the types of properties I dive into, except for the C- neighborhood.  

I also stay away from downtown Brantford as that is either student rentals or otherwise the school zone is not that good so you won't get the long term nice families (yes there are exceptions I know) but that is my take on this market.

I have a multi- unit property under contract which is 15 town-homes and one small lot all of the town homes are currently tenant occupied except one unit.

Except i am just starting to work on the list.

The evaporator coil is inside - the "A" coil, as it's sometimes called, inside the duct work just above the furnace's heat exchanger.With the exception of certain much older systems (1960s vintage), the compressor is OUTside, not inside.
