Next would be a signed contract that you write up yourself which will have a paper trail and evidence backing any claims in court (bonus points if you go to a notary and have it done in front of an official) and the best option is the lawyer which will stand up in court significantly better than anything you could write yourself.

After all, would you loan money to you and your friends if there was no verifiable evidence of the ability to repay and put your capital at risk?

Otherwise, all I would need is photo evidence that there is a new tenant, and I am free from the contract.  

I too am fairly new myself, however, I have been extremely active in trying to get my first flip,  I am extremely happy to announce that I have finally had an offer accepted and am going to start my flip in about a month as she evidently needs time to move out.  

If ever, this goes to court you will need physical evidence otherwise the judges will side with the tenant. 

Now you back peddle because you have been wrong and were called on it.In addition, you have now given everyone on BP evidence that you are a phony and a liar.

When the additional rent is paid each month it will be evidence that the agreement was clear and was accepted.
