There are real people struggling in these markets and ultimately the legislators represent them, not us well off folks 3000 miles away that don't even get a vote in local elections. 

You can put a contingency in the sales agreement that you will get an approval for the variance.You can make donations to the politically elected folks for their re-election and become their best friend.You can talk with the neighbors to make sure they will not object.You can talk with the zoning folks and discuss how they make the decision, what they consider, and get a 'ball park' view if you project has a chance.  

Yes, the due on sale clause is something you should be aware of, but not something to worry about.NEVER put a rental in an s-elected LLC or an INC!!

I know after going through the melt down of the syndicator I was working with ( and again this was mid to late 80s) and they had about 150 LPs they were GP for.. it was a mess.. holy man.. many of the  LPs formed committees and kicked them out as GP and well that just made the attorneys rich..  

I hate to vote for everybody else, except when it comes to primary and general elections, but when I look for somebody in my list, I search for their user name, whether it's their real name or not.

The lot is owned within one of my businesses which is an LLC with an S-Corp tax election.
