Interestingly, the house is on a double lot and I will be able to subdivide the lot at some point, but more on that later.Initially, I had a roommate renting the upstairs bedroom for a year for 650/mo plus half utilities.

If you dont have double pane glass windows be sure you have storm windows installed on the outside to create a pocket of insulating air between inside and outside.

If purchase agreement price is over double the price you paid for the property less then 180 days a go you need 2 appraisals .

Double check the comps. $150k and it sits on market for months at 98k.

Looking for title companies that offer double closings.  

Looking at purchasing a multifamily (double) which has 1 tenant in place with a lease below market value.  

If it's still a problem, you can double-close. 

Her property has more than doubled in value in 8 years.  

So if all goes as planned I'll be keeping my cash-flowing tri-plex and adding a 300-unit storage facility all from my original $42K down payment.Of course I'll be making a higher monthly payment now that my mortgage on the tri-plex has doubled but the storage facility cash-flow can absolutely cover that and a lot more.
