Help - first multifamily purchase - lease in place question

Quick newbie question.  Looking at purchasing a multifamily (double) which has 1 tenant in place with a lease below market value.  Do you have to honor that lease under the lease agreement terms with prior owner or are you able to require tenant to sign new lease under your terms?
