If I'm making $20k or above, I usually go for the double close..You bring up a good point...marketing does cost some $$ and $200 doesn't go far with gas expenses, but if that's all you got..you've gotta start somewhere.

I'm a single male in my early 30's and currently don't have a pressing need to move, but I feel since I've been here for 6 years I should do something with it, rather than just sit on a potential investment -- especially since the value has doubled since I bought it.My mortgage is 1450.00 a month and HOA is cheap -- only $100I think at best I could probably rent it for $2300 a month.In most of the real estate books I'm reading it says to always sell and upgrade every 5 years.Is this still true?

Built in 1955 and from the looks of it, the people must have wanted to live in a time capsule because everything is very 50's. 2 bedrooms, 2 full baths, 2 half baths, formal dining room very spacious kitchen (pink tile though), unfinished basement, ranch style on a 1 acre lot.

But, there are huge mistakes in it (like using a 1031 exchange into a mini-storage.....flatly illegal per Section 1031...this sort of caught me by surprise as the co-author is supposedly a CPA).

Since it is fraudulent to sell a house that you do not hold the title to (isn't this a "double closing"), I understand that you can assign your option to the buyer you have found.
