so first .. we have this shooting in AZ which has nothing to do with political rhetoric, suddenly the entire media is telling everyone to tone it down, etc. etc. it's all the place over - lets use softer language , blah , blah blah.. .. and now i come to my favorite real estate web site and find that the mentality has permeated ever deeper.

So for me the key question I believe I must answer as I delve into the industry is: what niche do I want to pursue?

I would figure out at least 50% of the gross rent are expenses until you dig deeper to verify actual expenses.You can pay her above market price if she is flexible with terms.Ex: Would you take $400,000 for the property?

Basically, the more you lie to the seller, the deeper the whole you're digging is and they can pull the rug out from under you at any given point, if they're unhappy with the transaction.

I think it's a great way to gain knowledge and experience for newbies like me to delve into the wholesale market.

This is over the course of thousands of properties.I then dug deeper on the top three and saw what they were refinancing their portfolios for and knew I would never match a property they wanted. 

I've had to push back the photographer twice now and I'm afraid getting deeper in to winter it is going to get harder to sell.

Dig deeper with your CPA or find a new one the specializes in real estate.
