In a nutshell, a handyman and his wife (she was looking to get into the PM space) but when she found out what it actually takes to become an "official" PM (real estate license etc) she decided to do what you're describing... coordinating maintenance calls, delivering notices, filing papers with section 8, lockouts, etc. 

Keep in mind that most investment opportunities e.g. buying a house and renting it will generate good % returns if done right but deliver low $ returns.  

So even if my emails delivered, I'm unsure if this is the best way to reach my prospects. 

We’ve delivered over 470 properties and none experienced the problem you described.

Clearly more due diligence than in the US is needed given that you generally have to pay most of the purchase price before the property is built and delivered.

We have a clause stating "seller to deliver property vacant prior to close of escrow."
