It was also much more expensive than I had originally been quoted.Then I purchased blinds for the property and went down there and installed those.Then we saw that there was water damage on the window sill.

I once had a property management company charge me $45 to deliver a letter to the tenant advising them that the PM would be entering the residence the following week.That same management company also had an early termination cause in the contract.Now, this may be local to my area, but I soon after received some wisdom from a few other investors.

It's very hard to make someone buy something they don't want to buy, and you've already acknowledged there is an inspection contingency and that the house has had major flood damage multiple times in the past year (it's not difficult to find a $1500 material defect) .

We promptly sent out a technician who determined that the AC went out as the shrubbery had grown to a negligent level around the condenser, causing it to overheat and the freon line to rupture.

As far as 'crazy renters', I've actually read that the social media STR market (AirBnB and VRBO), where you get reviewed, produces better renters with less damage overall.
