My idea for an alternative is to use Bill Pay and just register the CC payment by transferring from the checking account and writing a "check" from the CC account for all the bills paid in that period.  

Is it common to withhold retention from the general contractor payments until lean release is obtained from the sub performing the work?  

If one had enough income to cover all their debt payments outside of rental income then reserves would not be as necessary as someone who relies on rental income to live on.

Will I get cut out of the deal if my buyer goes with the wholesalers property?

The systems they have can't be detected, cut or turned off, unless the perpetrators use bullets.  

I sold it at 7.5 percent over the course of 30 years and if the party defaults i immediately retake possession pocket the hundred thousand and the months of 7,000 payments and now I have an asset that is probably worth significantly more then when I sold it.

Not worth trying to cut out the leasing commission to do it yourself.
