A little back story on me I moved across the country with a family, no money, and had prospective employment but that did not work out.

It is a loan program available in New Mexico that allows the buyer to get in with little or no money.There are several people doing LO's in our market and around the country that have put a lot of time and energy in to researching how to do this legally.  

Our tax attorney is not a fan of the series LLC since it is a concept that has yet to be fully tested in the courts.  

Does anyone know the protocols of  investing outside of the US. ( I understand that each country has different laws and regulations) I wanted to know if it is more lucrative to start investing in countries such as Cuba or Thailand vs investing in the US?

If you are really adamant about looking up REO, then I am sure you can get a list of foreclosures from a place like list source and follow the foreclosure process through the court records and then figure out which bank ends up owning the properties....

To think that your going to buy a property without disclosures is a breach to your fiduciary duties and WILL LAND YOU IN COURT!

I've alerted the realtor and the seller is aware of it so its in his court as to how he would handle it.

The woman who had the deed transferred in her name is only the court appointed administrator of the estate, from my current research she should be able to transfer deed but i will run a title search.She has been sending her lawyer to the courts avoiding being foreclosed on because the original note was not recorded correctly and they cannot produce it.
