Not familiar with Iron Mountain, but sounds like you've found your niche markets...Outside of financing, what other "ducks in a row" do you commonly see overlooked?

I would be more concerned about clean title in this scenario than seeking to utilize a self-directed IRA... and am surprised that this issue was not first addressed by other respondents... for example, a defaulted mortgage based on "assignments" created by MERS "Vice Presidents" litter land records in every courthouse in America. 

Those terms are very common in the Texas/Oklahoma area for portfolio lending. 

A matter of fact many people on bigger pockets will suggest to utilize "first time home-buy perks" to purchase investment properties.  

did it include separating the utilities?

I like to utilize these tools when I am doing "mindless activities" such as washing dishes, getting ready for work in the morning, driving around, etc...My last piece of advice is find a local REIA which is like a real estate investors club.

Go to Home Depot and check out the prices of the most common materials you would be using. 

Unless there is a typo my guess would be that you are possiby entering the amounts in and out backwards - using negative and positive numbers in reverse.Another common mistake is the timing of the  money in and out.
