I learned this the hard way not too long ago.I invest in similar areas and I do use leverage to buy properties but I have starting using the techniques that I mention above, keep a good cash reserve, and I am more aggressive on the debt paydown than on assets that have good appreciation.

Some programs offer 30-45 day rate locks when you pay for your appraisal, one that rate locks indefinitely so long as you as the borrower aren’t holding up the loan process, while others rate lock once we get to underwriting.

@Allen Wu- .25% rate difference wouldnt be  ample for mw to choose to use a 10 yr arm  versus a 30 yr fixed ....especially  if the proeprty will be a long term hold .....once rates  drop you can  always  look at rtefinnancing options ....make sure to  review all the rate / fee options ....the  more you are willing to pay in loan fee ( points) the  lower the rate you can get will be
