My wife was born in Longview and grew up   up river Cahtlamet  Puget Island.. it was a thriving timber/fishing town up until about the mid 80s  just like most of the WA coast  its pretty dead now and has been for years..

Not sure if this is you but a lot of first-time house hackers I work with fall for this trap (including myself) in the beginning about trying to maximize financial return at ALL COSTS.Often avoiding the most important question of all, where do you want to live and would enjoy the most? 

It's not easy doing BRRRR (plan on trapping $$$) and flipping is challenging without rehab experience.
