I took some time off from real estate after having a baby and then decided i only wanted some P/T work and my broker actually hired me back at $25/h (with a bonus structure) simply because of my ability to set appointments.

Also, does anyone have a good bonus structure for property managers?

Also, the benefit is not as simple as taking your marginal tax rate x bonus depreciation.  

Does anyone have a good template for a contractor contract that includes penalties and bonuses for repair timeline? 

Obviously, our goal is to create wealth, but this deal had the added bonus of both working with a childhood friend and adding value to the community we grew up in. 

There should be a bonus for early completion.

The house has a bonus 4th room with a closet in the finished basement, but it doesn’t have legitimate egress windows… in fact, it has no windows at all.

Appreciation is a bonus but not required.
