One building is cinder block walls and wood truss framing.

One such house down the block from me is subletting 4 people at $1,200 a month each, most do not want cars.

I should caveat this by saying that these are the macro-trends that we follow when investigating markets, but like anything else in real estate, it's a block-by-block game, especially for independent operators at our level.  

It is a 3 car concrete block garage. 

I found a similar house only a few blocks away with 150+ reviews so assumed that there must be some interest!

You will end up wasting huge blocks of time showing this property to folks who aren't qualified. 

If you're confident that you can complete the rehab within your predetermined time period to keep holding costs from going over budget, hard money can work for you just as well.Traditional financing could be a road block when it comes to targeting seriously distressed properties, some lenders wont loan on a property that is not in "move in ready" conditions.

Blocking out time on my calendar for my most important tasks has helped me to ensure those things get done, and then in the time remaining I end up doing other less important things more efficiently since there's less time to waste.  

If Indianapolis (or Cleveland or any other place for that matter) is anything like Hagerstown or Baltimore than you can have a great neighborhood in one place and really bad one literally next block over.

It could be a great deal or a bad deal if it were in Houston, depending on it it were just a few blocks one way or another.
