i'd hang out there for 30 mins and catch her. i personally would not give her a "pre-quit" and then "quit" letters. i'd just give her the second one and allow her to win my trust back, which does not happen most of the time.time to evict, but run it by the owners first. i'd want my PM to keep me in the loop at all times.

Example: from 1bd condo to 2bd condo makes sense or maybe even 1 bd condo to 4 plex where you'll occupy one unit and rent the rest, however moving from a 3 bedroom home to a 4 plex may require a very strong LOE - letter of explanation or your file may be declined for occupancy issues - vacating a current primary that does not have atleast 30% equity based on current market value may require you to qualify for both the vacated primary and the new proposed subject property as well with out allowing you to use your rental income as an offset for your property you're currently vacating.

That being said, Dodd-Frank even lays out the correct way to originate a High Cost loan, and in order to stay away from what they consider predatory they have disallowed certain features like:no balloon paymentsno prepayment penaltiespoints and fees cap at 3% of loan value (depending on loan amount) Past that there are tons of disclosures that need to be handed out for other features some may consider risky (like ARMs for instance), and even required homeownership counceling for buyers getting homes with certain features.
