As an investor in turnkey properties (with teams in place), I use  umbrella insurance to make sure that I have good coverage for any liability that might arise due to properties I own.  

I would like more feedback if you've had a similar situation arise then what would be your take on this situation.  

So do your best to honor this but if there are situations arise in your life that prevent you from living in the house, that's okay too.

I don't know if we are over thinking it at all or if there are issues that may arise.

What you need to keep in mind is that the responsibility of dealing with any issues that arise falls solely on you as the owner and that Evolve will just defer any calls they may get.

Is it worth paying a property management company for more the emergent issues that arise with guests including plumbing, heating/air, and tech issues?!
