The initial premium is likely going to be higher, but she has some carriers that will allow this, depending on what the remediation is, especially if they are buying it as an investment and not a primary.

Creating uniform and basic minimum standards is going to be better than allowing local cities and municipalities to make all kinds of overlays.

@Danny Sanchez you are allowed to pay off the remaining DPA balance to move, so a DPA loan to start may be the best way to lock in today's price, and then continue to live frugally until you save enough to pay off the DPA portion, or wait until you can refi and pay it off.

In some situations, a lender will allow for someone who didn't originate the loan to continue making payments, until the lender changes their mind.

Unfortunately, HOA stopped new owners from renting due to a flaw in the bylaws that allowed so many renters than owner-occupied.
