Though, if I found a place with 2 units or a beach condo I could live in when the kids are with dad and use for vacations (over 50% of time) that I could Air BNB out, I could make an owner-occupied house hack.And, through the power of Google and FB, I'm now getting hit with TONS of ads for real estate training courses, hard money lenders, and services that are supposed to help find leads, but I know they are ads, and really need to figure out how to vet all this stuff.Any suggestions for someone very serious but just starting out?

I don't really want that sale anyway so there isn't any pressure to close a deal, but I still get the same "practice" and get used to the process (and if by some miracle I do still get the listing, I can pass it off to another agent in my firm who is closer for a referral fee).

I generally do not pay for a quote for most construction type work, but for some services around here that are in short supply like plumbers and heating/air HVAC they do charge up to $100 for a quote and then take it off the price of the repair / upgrade if they do the job.

Just remember if you activate the space as my client did that runs a start-up hub, you need to condition the space with some sort of HVAC/ventilation to get the air moving.
