I'm interested in setting up either an S-CORP or LLC, but want to make sure i make the right choice so that I can secure the best tax benefits, while also setting myself up to get into the next investment. 

Had my eyes set on a NH for a little while now and wanted to see if anyone had any advice/insight on claiming a 2nd home / STR property in NH as your primary residence in order to take advantage of NH not having state income tax.

FSBO, expired leads, local homeowners)- Nurture your network consistently via phone, email, text, in-person events- Set as many appointments as you can to get in front of people and explain your value proposition... then go back to nurturing the contact until they have a question or need something from you- While doing all of the above, try to avoid/ignore the 'shiny objects' that are sold to agents on a daily basis. 

However, with careful planning and preparation, obtaining financing is still possible.Keep in mind that setting up an LLC for your rental property won't directly impact your loan eligibility, but the experience you gain demonstrates valuable skills for commercial real estate investment.

I'm thinking: Bonuses for X amount of five star cleanings... and setting a clear standard IE cleaning this unit takes 2 people 2 hours on average.

My current tenant is being evicted due to non-payment of rent, and the eviction hearing is set for mid February.
