I have very well documented quick book organized financials for the property. 

The ethics complaint has been submitted to the bar now-a 100-page document with all of the attachments outlining his conduct.  

Overall the gist of the documents you sign seems to be that no, it can only be for losses incurred as part of the COVID economic disaster, and you agreed to allow an audit or inspection of your books to verify compliance. 

When in doubt, if you're not sure about something, just call them and ask if it's approved...and document what you're told.

Honestly, I would agree to meet with them so they can clear out whatever they left behind and get them to sign a document saying anything that is left at the end of the trip, is abandoned and can be disposed of. 

Are there any templates available in BP or online elsewhere to use as a partnership agreement foundational document?

Inspections often nip problems in the bud and if done by your maintenance team and documented with photos, you'll be more organized and know if a tenant is abusing the unit.We have our maintenance people contact the tenant by phone before going out on a call to get a better understanding of what the issue is. 

There are many checklists to assure you get everything documented.
