It feels like a vehicle more for owners than renters.Which brings me last concern: if the cost is almost 4x SFH, this would seem to mandate partner involvement for many newish investors, in which case, why not just solo purchase duplex?

Our firm has been getting involved with some tax attorney's out of Boston that are involved with it and I think we're going to see some pop up over the next few months.You're spot on on with the mechanism for funding the partnership, generally a limited partnership or Corporation is used for the entity vehicle (it doesn't have to be real estate it can be a non-real estate business also).

As Jon pointed it out, its really just a liability over time. even if your for sale price doubled your purchase price after 30 years.I can't argue with your numbers above, I've always liked RE as an investment vehicle over the market anyhow.

All properties do NOT fit this model.Commercial apartment buildings (5 units+) are an entirely different investment vehicle than residential rentals.That said, using 50% for commercial multifamily may be ok, and it may not be.
