The HVAC won't be the same when you put up interior walls, by the time you run new ducts your existing units could be much larger than required or less than is required, depends on the layout, not just the volume.I think too, that you need to better research other commercial uses, IMO, I doubt the town is ready for the artsie uppity center of town coffee shop types, just doesn't fit in my mind.

There was a time that is became run down and forgottena nd in the last 5 years they have begun to revamp downtown, building condos and shopping in the square, scraping the old drive-in and putting in a plaza as they have in kent station and adding numerous subdivisions.

Read Krystal and Makenzie's posts about 4 times each...I was about to suggest using some HM and use that as the down pay and holding costs to do a smallish flip to double it in a few months, but if you are new and your long term goal is buy and hold, then I'd start shopping the market for median priced rental houses and use as little of that as possible for a down payment on something and keep as much in reserves as possible.
