As far as finding rent-ready or near-rent-ready for a "slightly higher price" than a distressed property, I would comment that at that point you're getting close to turnkey product and you will pay more than a "slightly" higher price.

Seemed to install like an invisible fence I could do myself. http://www.warmquest.com/products-snow-melting.php My justification was that while the initial investment might be a $1000-1500 or so, it'd pay for itself since a plow and truck are several thousand and it could $25-50 for professional show removal on each snow storm.

So values in Detroit in some areas are climbing and I see some pretty neat infill.. but its not in the cash flow south of 8 mile areas and for SURE there will not be any kind of success on equity that those who chose to invest in Atl in the nicer areas in 2010 to 2012 enjoyed.. that I can assure you.. there simply is to many homes to much product.
