Maybe check with First National for a mortgage.  

Most of the companies you see are national companies that are VERY competitive, so negotiating is easy. 

I think it would likely take quite a bit of work to scrape together a national data set.  

I have been to many local and National REIA meetings where police who are landlords share too many stories and strongly discourage cash as an option at many levels.
