However, when I'm looking for properties next time I will probably try and negotiate something different, like I (or the seller) will pay the 3% if I buy a property she brings me to, but will only pay a smaller flat fee for paperwork, etc. if I end up buying a property I discover myself.

Watch out for electrical panels in closets we discovered here that they are no longer code so when we went for the permit to upgrade the service we had to move the entire panel & service drop.
